300 West 145th Street represents the first in a series of three projects that were awarded to Gotham Construction as designated builder under the New York City Housing Preservation and Development’s Cornerstone Program. The program seeks to increase middle-income home ownership in areas where the City of New York has made significant housing and commercial investments. This 110,000 sf property features 77 cooperative units, ground floor retail, and a garage. The interiors incorporate luxury apt finishes, floor-to-ceiling windows, a double-height lobby, gym, interior courtyard, and wrap terraces on the penthouse floor. The building is structural steel, plank and masonry bearing walls. Due to a sharp street slope on 145th Street, a portion of the foundation walls were built over 30’ high to adapt to the elevation change. The architecture adjusts to the sloping condition, and combines 6 stories on Edgecombe Ave., and 9 stories on Bradhurst Ave. to create uniformity in the building’s elevation line.
