Situated on oceanfront property in Brooklyn’s Coney Island, Shorefront Jewish Geriatric Center is a 270,000 sf, 7-story fully integrated nursing home. The home features 360 beds within four wings whose central core is constructed of reinforced concrete and masonry walls. Relocation efforts were required in repositioning the existing boiler room, chiller plant, emergency generator, alarm system, control room and delivery area while an existing geriatric center remained occupied. Difficult foundation conditions resulting from the ocean’s proximity required an entire above-grade finishing system with masonry back-up to endure harsh weather conditions. With construction of the new nursing home underway, Gotham concurrently served as general contractor of Shorefront Towers, a new 13-story, 116-unit assisted living facility built under the HUD202 program. Situated on the same campus, the adjacent tower is connected to the nursing home. These facilities represent a continuation of our work with this client, having retrofitted the original facility with all new fire stairs 10 years earlier.
